FICO Is No Longer the Only Score That Matters

By The Keyes Company | July 8, 2026

A new credit scoring model is changing who qualifies for a mortgage and how.

For decades, your FICO score was the number that determined whether you could get a mortgage. Lenders used it, Fannie Mae and Freddie Mac required it, and if your number wasn't high enough, the conversation was over. That's changing in a significant way, and if you're thinking about buying a home, it's worth understanding what's different.

What Happened

In a joint announcement, HUD Secretary Scott Turner and FHFA Director William J. Pulte announced that the Federal Housing Administration, Fannie Mae, and Freddie Mac are implementing their first new credit score models for mortgages in decades, immediately accepting VantageScore 4.0-scored loans from approved lenders. This effectively ended FICO's decades-long monopoly in mortgage lending and opened the door to a scoring model that looks at your financial picture very differently.

How VantageScore 4.0 Is Different

The biggest difference is what gets counted. Classic FICO scores rely on static, point-in-time credit history. VantageScore 4.0 uses trended data and alternative data, including rental, utility, and telecommunications payment histories, to assess creditworthiness. That means things that never showed up on a traditional credit pull, like two years of on-time rent payments, can now work in your favor.

VantageScore 4.0 scores 33 million more people than traditional models, meaning buyers who were previously unscorable or borderline under FICO may now have a qualifying path to homeownership they didn't have before.

The predictive performance is also stronger. An analysis using Fannie Mae's Single-Family Loan Performance dataset, which tracks over 20 million conforming mortgages originated between 2013 and 2023, found that VantageScore 4.0 predicted up to 49% more mortgage defaults than Classic FICO. Better prediction means lenders can make smarter decisions, and in some cases, that works in the borrower's favor.

What This Means for Buyers Right Now

The Enterprises are moving forward with an interim phase in which approved lenders can determine which credit score model, Classic FICO or VantageScore 4.0, to use on each loan they deliver. That makes working with a knowledgeable mortgage professional more important than ever. The same borrower could get a different outcome depending on which scoring model a lender runs, and knowing how to position a file under both systems is a real advantage in today's market.

Craig Garcia, President of Capital Partners Mortgage, has a clear message for buyers navigating the transition: "The scoring model is changing, but the fundamentals aren't. Pay your bills on time, keep your balances in check, and work with someone who understands how to put your file in the best position. The new models actually reward those habits more than the old ones did."

If you've been told your credit score isn't where it needs to be, or if you're not sure how these changes affect your situation, now is a good time to find out. The rules have changed, and there may be more options available to you than you think.

VantageScore 4.0 is still new, and not every lender offers it yet. Capital Partners Mortgage can help you see whether it's an option for you. To learn more, visit cp-mtg.com.
